While it might seem like a bigger expense upfront, hiring a seasoned expert actually helps avoid costly DIY errors and wasted resources. In our vibrant communities, you might think undertaking repairs yourself is straightforward. However, more often than not, what starts as a simple fix can turn into a drawn-out ordeal. Many folks find that the weekend vanishes at the mercy of a stubborn plumbing issue. In a region where people value their time and hustle in high-demand sectors like tech and healthcare, trusting an expert means reclaiming those valuable moments. Why Your Bay Area Minutes Matter Time is especially treasured by Bay Area residents, many of whom have demanding careers. When a repair stretches over multiple weekends, it detracts from family time and relaxation. Professionals, well-rooted in our neighborhoods, can accomplish in a couple of hours what might take an enthusiastic amateur all day. This efficiency is where true savings are found. Beyond time, there’s the stress factor. Researching, acquiring tools, and multiple supply runs take a toll. Opting for a local pro lifts this burden. Simply describe your issue, and it’s handled with expertise, letting you focus on enjoying life in our vibrant community. Avoiding Costly Errors The stakes are high for homeowners in the Bay Area, where property values are significant. A minor leak left unchecked can escalate into a major catastrophe. Similarly, missteps in electrical repairs can lead to severe risks. Local professionals understand all necessary permits and codes, ensuring repairs meet safety standards and protect your property value. Unpermitted repairs can wreak havoc when selling your home. Potential buyers may negotiate for lower prices or walk away. In such an expensive real estate market, it's wise to avoid reducing your home’s worth with DIY blunders. Tools and Materials Knowledge Most locals don’t have access to specialized tools, and purchasing them for infrequent use isn't practical. Whether it's a plumber or a roofer on the job, they arrive equipped and ready. DIY efforts often involve renting or buying tools and learning on the go, leading to unnecessary expenses. Professional connections with suppliers give experts an edge, allowing them to obtain materials at better prices. These savings are often passed on, balancing the cost of professional service with the reduced hassle of doing it yourself. Embracing Peace of Mind Hiring professionals not only provides a service but also ensures peace of mind. These local experts carry insurance and warranties, offering a safety net if anything goes wrong. In the Bay Area, where many homes are older, this expertise is invaluable. Local contractors familiar with common issues in our historical homes spot potential problems early, helping you avoid larger surprises down the road. Doing It Yourself When Appropriate Some tasks are perfectly fine for an energetic homeowner to tackle, like painting or basic fixture replacements. However, when it comes to plumbing, electrical, or structural work, calling in a local expert... --- ### What Do Santa Clara's 5 Best Home Remodelers Have in Common? - **URL:** http://bayareahomeconstruction.com/what-do-santa-claras-5-best-home-remodelers-have-in-common/ - **Published:** 2026-03-05 - **Modified:** 2026-03-05 - **Author:** Bay Area Home Construction **Categories:** Uncategorized Transforming your home into a dream space is easier when you choose the right experts. These pipes corrode over time, which can lead to low water pressure, leaks, and rusty water. If your home still has them, especially if it was built before the 1960s, replacement is often the safest long-term choice.   Galvanized pipes were once common in homes across the United States. Builders used them because they were strong and cheaper than copper at the time. They are steel pipes coated with a layer of zinc to help prevent rust. For a while, this worked well. But as years passed, the zinc layer wore away. The steel underneath began to rust. That rust builds up inside the pipe and slowly blocks the flow of water. Many homeowners do not notice the problem until water pressure drops or leaks begin.   What Are Galvanized Pipes?   Galvanized pipes are steel water pipes dipped in zinc to slow down rust. They were widely used from the early 1900s until the 1960s. Over time, plumbers shifted to copper and later to plastic materials like PEX and PVC because they last longer and resist rust.   If your home was built before 1970 and the plumbing has never been updated, there is a good chance you still have galvanized pipes. A simple way to check is to look at exposed pipes in your basement or crawl space. Galvanized steel is dull gray and has threaded joints. A magnet will stick to it. Copper pipes are reddish brown and smooth.   Why Galvanized Pipes Become a Problem   The main issue with galvanized pipes is corrosion. As the zinc coating breaks down, rust forms inside the pipe. This rust narrows the pipe’s opening. Over time, water flow slows. You may notice weak water pressure in your shower or sinks. In some cases, only hot water is affected because the hot water pipes corrode faster.   Rust can also cause the water to look brown or yellow. This is more common after the water has been off for a while. While rusty water is not always a health threat, it can stain sinks, tubs, and laundry. It can also change the taste of your water.   Leaks are another concern. As corrosion eats away at the pipe wall, small cracks form. These can lead to hidden leaks inside walls or under floors. Water damage from slow leaks can become costly before you even notice it.   Health and Safety Concerns   In some older homes, galvanized pipes were connected to lead service lines or used fittings that contained lead. Over time, corrosion can release small amounts of lead into the water. This is more likely if the pipes are very old and heavily corroded.   The crisis in Flint brought national attention to the risks of aging pipes and lead in drinking water. While not all galvanized pipes contain lead, the risk increases as pipes age and corrode. If you are concerned, you... --- ### Who Provides the Best Movers In Santa Cruz CA? - **URL:** http://bayareahomeconstruction.com/who-provides-the-best-movers-in-santa-cruz-ca/ - **Published:** 2026-02-05 - **Modified:** 2026-02-05 - **Author:** Bay Area Home Construction **Categories:** Uncategorized Looking For Trusted Moving Companies In Santa Cruz? Before you pick up a hammer or call a contractor, you need to know exactly what you want to change, how much you can spend, and what order makes sense for the work. This planning stage prevents costly mistakes and helps you avoid running out of money halfway through your project.   Many homeowners skip this crucial step and jump straight into tearing down walls or choosing paint colors. This approach almost always leads to problems. Without a clear plan, you might discover that your dream kitchen requires electrical work you hadn't budgeted for, or that moving a bathroom means rerouting plumbing at significant expense. Taking time upfront to map out your project, research costs, and understand what each change involves will save you both money and stress down the road. Assess Your House's Current Condition Before you make any plans, walk through your house and take notes on everything that needs attention. Look at the foundation, roof, electrical system, and plumbing. These core systems matter more than cosmetic updates. A beautiful new kitchen won't help much if your roof leaks or your electrical panel can't handle modern appliances.   Check for issues like water damage, mold, outdated wiring, or structural problems. These aren't just inconveniences—they're safety concerns that need fixing first. Hire a professional inspector if you're not sure what to look for. They can spot problems you might miss and give you a realistic picture of what your house needs. Define Your Goals and Priorities Write down exactly what you want from this remodel. Are you trying to create more space for a growing family? Do you want to make the house more energy-efficient? Are you planning to sell in a few years and want to increase the home's value? Your goals will shape every decision you make.   Once you know your goals, rank your projects by importance. You probably can't do everything at once, so decide what matters most. Maybe you need that second bathroom more than you need granite countertops. Perhaps fixing the HVAC system should come before adding a deck. This ranking becomes your roadmap. Set a Realistic Budget Figure out how much money you actually have for this project. Include not just your savings but also any loans you might take out. Then add 20 percent more for unexpected costs, because something always comes up during a remodel.   Research what different projects typically cost in your area. Kitchen remodels, bathroom updates, and additions all have average price ranges. Use these numbers to see if your plans match your budget. If they don't, you'll need to either scale back your plans or increase your funding.   Be honest with yourself about what you can afford. Going into debt for a remodel can create financial stress that outweighs any enjoyment you get from your improved home. Sometimes it makes more sense to do a... --- ### Best 5 Local SEO Agencies In San Jose - **URL:** http://bayareahomeconstruction.com/best-5-local-seo-agencies-in-san-jose/ - **Published:** 2025-12-13 - **Modified:** 2026-01-06 - **Author:** Bay Area Home Construction **Categories:** Uncategorized When we talk about the best Bay Area local SEO agencies, names like Salazar Digital (for home services and contractor businesses), My Project 100 (for data-driven creative work), and SEMbyotic (for high-impact B2B digital solutions) are on top of the list. Also, look at how flexible their rental terms are and whether they deliver and pick up on time. Reading online reviews and asking for recommendations can help you find a reliable company for porta potty rental Berkeley or bathroom rental Berkeley.   Understand Your Needs Before comparing companies, decide what kind of porta potty you need. Basic units work fine for construction sites or casual events. However, if you are hosting a wedding, festival, or corporate event, you might want nicer models with extra features like handwashing stations or flushing toilets. Knowing your needs will help you focus on companies that offer the right type of bathroom rental Berkeley.   Compare Prices Carefully Price is often the first factor people check, but it’s important to look beyond the base rate. Some companies may offer low initial prices but add fees for delivery, cleaning, or pickup. Ask for a full, detailed quote that includes all charges. Also, see if there are discounts for longer rentals or if you need multiple units. This way, you get a clear idea of the total cost and avoid surprises.   Check Cleanliness and Maintenance A clean porta potty is essential for comfort and hygiene. Ask how often the company cleans and services their units. Good companies schedule regular maintenance to keep the units fresh and odor-free. If possible, visit their rental yard or ask for photos to see the condition of their units. Clean and well-maintained porta potties make a big difference for your guests or workers.   Evaluate Customer Service Good customer service can save you a lot of hassle. Choose a company that is easy to contact and responds quickly to questions or issues. If something goes wrong during your rental, like a unit needing emptying or repair, the company should act fast. Reading customer reviews on sites like Google or Yelp can help you understand how well a company supports its clients.   Delivery and Pickup Options Make sure the company can deliver the porta potty units on the day you need them and pick them up promptly after your event or project ends. Some companies charge extra for fast or last-minute delivery, so it’s best to plan ahead. Confirm their delivery zones to ensure they serve your Berkeley location without extra fees.   Verify Licensing and Insurance A trustworthy porta potty rental Berkeley company will have the proper licenses and insurance. This protects you if there is damage or an accident during the rental period. Don’t hesitate to ask the company for proof of their credentials before signing any agreement. This step helps ensure you are working with a professional and responsible provider.   Read Online Reviews and Get Recommendations Checking what other customers say about a company is a smart way to... --- ### Mid-Century Modern Magic: Contractors Specializing in Eichler Renovations in the Bay Area - **URL:** http://bayareahomeconstruction.com/mid-century-modern-magic-contractors-specializing-in-eichler-renovations-in-the-bay-area/ - **Published:** 2025-11-14 - **Modified:** 2025-11-14 - **Author:** Bay Area Home Construction **Categories:** Uncategorized If you love the clean lines, open spaces, and indoor-outdoor flow of mid-century modern homes, you’ve likely admired the work of Joseph Eichler. Many of his homes still stand proudly across the Bay Area, but after decades, they often need updates that stay true to their original style. That’s where specialized contractors come in. A skilled home contractor Bay Area who understands Eichler design can restore these homes with care—keeping their mid-century charm while adding modern comfort and energy efficiency.   Eichler homes are more than just houses; they’re a piece of architectural history. Built between the 1940s and 1970s, these homes were ahead of their time with open floor plans, post-and-beam construction, and walls of glass that connect inside and outside living. But as beautiful as they are, Eichlers also come with special challenges. Their flat roofs, radiant heating systems, and floor-to-ceiling windows require specific knowledge and experience. That’s why homeowners turn to contractors who specialize in Eichler renovations—professionals who understand how to update these homes without losing their soul.   Why Eichler Homes Are Special Eichler homes were built on a simple idea: modern design should be accessible to everyone. They blend natural light, simple lines, and a connection to nature. The open layouts make even small homes feel spacious. Exposed beams and wood paneling give warmth and texture. Every detail serves a purpose.   But time takes its toll. Roof leaks, outdated heating systems, and worn-out materials are common issues. Many Eichler owners want upgrades like better insulation, new kitchens, and modern bathrooms—but they also want to keep the home’s original character. That’s where the right home contractor Bay Area can make all the difference.   What Makes an Eichler Specialist Different Not every contractor understands how to work on an Eichler. These homes have special construction details that can be tricky for those unfamiliar with them. For example, Eichler roofs are often flat or low-sloped, which can lead to drainage issues if not handled correctly. The radiant heat systems, usually embedded in the concrete floors, require careful attention during renovation to avoid damage.   Common Eichler Renovation Projects A contractor who specializes in Eichlers knows how to handle these details. They use materials and methods that match the home’s original design while improving performance. They also understand that Eichler homes rely on balance—between openness and privacy, between light and shade. Every renovation decision must respect that balance.   Roof Repair and Replacement   Eichler roofs are one of the most important parts of the home’s design. They create that smooth, horizontal look that defines mid-century modern style. But they also need expert care. A contractor experienced with Eichlers will know how to replace or repair these roofs without changing the home’s appearance.   Window and Door Upgrades   Large glass panels are a key feature of Eichler homes, but old windows can be drafty and inefficient. Replacing them with energy-efficient glass while maintaining the slim frames and open look is a common project.   Kitchen and... --- ### How to Hire a Reliable General Home Contractor in the Bay Area (A Step-by-Step Guide) - **URL:** http://bayareahomeconstruction.com/how-to-hire-a-reliable-general-home-contractor-in-the-bay-area-a-step-by-step-guide/ - **Published:** 2025-10-10 - **Modified:** 2025-10-10 - **Author:** Bay Area Home Construction **Categories:** Uncategorized Hiring a reliable home contractor Bay Area residents can trust is simple if you follow a clear process. Start by checking licenses, reading reviews, comparing quotes, and signing a written contract that outlines every detail. Don’t rush. A little patience at the start will save you money and stress later. The best contractor is the one who communicates clearly, keeps promises, and finishes the job on time.   The Bay Area has thousands of contractors, from small family-run builders to large construction companies. But not all are equal. Some may give low estimates and then raise prices mid-project. Others might delay work or fail to meet city codes. Finding someone dependable means doing your homework. In this guide, we’ll go step by step so you can hire a trustworthy general contractor and feel confident about your project — whether it’s a kitchen remodel, home addition, or full renovation.   Step 1: Define Your Project Clearly   Before you talk to any contractor, know what you want done. Write down your goals. Do you want to remodel your bathroom, add a new deck, or build a second story? Be specific. Gather photos of styles or designs you like. The clearer your plan, the easier it will be for contractors to give accurate quotes. A clear scope also helps avoid confusion or cost changes later.   If you’re unsure about some details, that’s okay — but list your priorities. For example, decide whether energy efficiency or budget matters more. This clarity will help you pick a contractor who matches your needs.   Step 2: Check Licenses and Insurance   In California, all contractors working on projects over $500 must have a valid license from the Contractors State License Board (CSLB). You can verify a contractor’s license for free on the CSLB website. Make sure the license is active and that it matches the type of work they’ll do.   Ask for proof of general liability insurance and worker’s compensation. This protects you if something goes wrong — like damage to your property or injury on the job. Never skip this step. A reliable home contractor Bay Area homeowners can depend on will always show these documents right away.   Step 3: Read Reviews and Ask for References   Online reviews can reveal a lot. Check Google, Yelp, or the Better Business Bureau. Look for patterns — both good and bad. One or two negative comments may not be a big deal, but repeated complaints about delays or poor work are red flags.   Ask the contractor for at least three recent clients you can contact. Call them and ask simple questions: Was the job done on time? Did the final cost match the estimate? Were there any issues, and how were they handled? Honest feedback from real homeowners can tell you more than ads or websites ever will.   Step 4: Get at Least Three Quotes   Never settle for the first estimate you get. Collect at least three written quotes from... --- ### What Is the Most Expensive Part of a Remodel? - **URL:** http://bayareahomeconstruction.com/what-is-the-most-expensive-part-of-a-remodel/ - **Published:** 2025-09-12 - **Modified:** 2025-09-12 - **Author:** Bay Area Home Construction **Categories:** Home Remodeling Remodeling a home is exciting, but it also comes with big decisions and big costs. Many homeowners start with a vision of how they want their space to look and feel, but they are often surprised by how much the process can cost. A remodel is more than just new paint or flooring—it involves planning, materials, labor, and sometimes major structural changes. If you’re working with a home remodel contractor Bay Area, you’ll quickly learn that costs can vary depending on the size of the project and the choices you make. One of the most common questions people ask before starting is: What is the most expensive part of a remodel? The answer is important because it helps you set a realistic budget. Knowing where most of your money will go allows you to plan smarter, avoid stress, and make choices that balance style with cost. The truth is, not every remodel is the same. A bathroom update won’t cost the same as a full kitchen overhaul, and adding new rooms is very different from refinishing old ones. Still, there are clear patterns in where the money goes. Understanding these patterns is the first step to keeping your project on track.   What Is the Most Expensive Part of a Remodel? The most expensive part of a remodel is usually the kitchen. Kitchens tend to cost more than any other room because they involve plumbing, electrical work, cabinets, countertops, and appliances. Unlike bedrooms or living rooms, which are mostly about finishes and furniture, kitchens require skilled labor and specialized materials. A single choice, such as high-end countertops or custom cabinets, can add thousands of dollars to the total bill. Bathrooms are often the second most expensive area. Like kitchens, they require plumbing and electrical work, plus fixtures such as sinks, showers, and tubs. But even then, the average bathroom remodel is still less expensive than a kitchen remodel. This is why homeowners who want to increase their home’s value often focus on the kitchen first. It’s the heart of the home and usually gives the best return on investment. Of course, if you’re adding square footage—like building an addition—this can surpass the cost of a kitchen remodel. Additions involve foundation work, framing, roofing, insulation, and finishing. But for most homeowners who are updating existing spaces, the kitchen is the clear answer to the question of what costs the most.   Why Kitchens Cost So Much? Kitchens are expensive because they bring together many trades and materials. You need plumbers to move or install pipes, electricians to handle wiring, and carpenters to build or install cabinets. On top of that, you’ll need tile setters, countertop installers, and sometimes even structural changes if you’re opening walls. Each trade adds labor costs, and labor is often the biggest part of the budget. Materials also add up quickly. Cabinets alone can take up a large part of the budget. Stock cabinets are cheaper, but many homeowners want custom or semi-custom cabinets that fit their... --- ### How Bathroom Remodeling San Bruno Services can Increase Property's Value? - **URL:** http://bayareahomeconstruction.com/how-bathroom-remodeling-san-bruno-services-can-increase-propertys-value/ - **Published:** 2025-04-15 - **Modified:** 2025-04-15 - **Author:** Bay Area Home Construction **Categories:** Uncategorized When it comes to increasing the value of your home, few upgrades offer the return on investment that bathroom remodeling does. However, its susceptibility to rot, particularly dry rot, can compromise the integrity of your home or structure. Understanding how to prevent wood rot is essential to protecting your investment and maintaining a safe environment. Drawing from the expertise of seasoned dry rot repair contractors, here are actionable tips to safeguard your wooden structures and avoid the need for extensive repairs. Understanding Dry Rot Dry rot is a type of fungal decay that affects wood, causing it to weaken and crumble over time. Despite its name, dry rot occurs in damp environments, where moisture levels provide the ideal conditions for fungal growth. Once dry rot takes hold, it spreads rapidly, compromising the structural integrity of the wood. Professional dry rot repair services are often required to address severe cases, but prevention is far more cost-effective. Choose Treated Wood Pressure-treated wood is infused with preservatives that resist fungal growth and insect damage. When building decks, fences, or other outdoor structures, opt for treated wood to minimize the risk of dry rot. Apply Protective Coatings Regularly applying protective finishes, such as paint, stains, or sealants, creates a barrier against moisture. Be diligent about reapplying these coatings as they wear down over time, especially on exposed surfaces like window sills, decks, and railings. Ensure Proper Ventilation Good airflow reduces moisture buildup and discourages fungal growth. Make sure attics, crawl spaces, and other enclosed areas are well-ventilated. Installing vent fans or using natural ventilation techniques can significantly reduce the risk of dry rot. Inspect Regularly Regular inspections allow you to detect early signs of wood rot, such as discoloration, soft spots, or musty odors. If you’re unsure what to look for, dry rot repair contractors can conduct professional inspections and recommend preventive measures. Address Drainage Issues Poor drainage around your property can lead to water pooling near wooden structures, increasing the risk of rot. Grade the soil away from your home’s foundation and consider installing French drains or sump pumps if necessary. Replace Damaged Wood Promptly If you notice any wood starting to rot, replace it immediately to prevent the fungi from spreading to healthy areas. After removing the affected wood, treat the surrounding areas with fungicides to eliminate any lingering spores. Use Quality Construction Techniques Ensure proper flashing around windows, doors, and other openings to direct water away from vulnerable areas. Adequate overhangs and drip edges also help protect wood from exposure to rain. Keep Outdoor Structures Elevated Avoid direct ground contact for wooden components like fence posts or deck supports. Use concrete bases or metal brackets to elevate the wood and minimize moisture absorption. Trim Vegetation Near Wood Overhanging branches and dense shrubbery can trap moisture against wooden surfaces. Regularly trim vegetation to improve airflow and reduce the risk of wood rot. Recognizing the Signs of Dry Rot Despite your best efforts, wood rot may still occur in certain situations. Early detection is key to... --- ### How to Deep Clean Your Hardwood Floors Like a Pro? - **URL:** http://bayareahomeconstruction.com/how-to-deep-clean-your-hardwood-floors-like-a-pro/ - **Published:** 2025-01-10 - **Modified:** 2025-01-10 - **Author:** Bay Area Home Construction **Categories:** Uncategorized Hardwood floors bring elegance and warmth to any home, but maintaining their beauty requires more than just a quick sweep or mop. Over time, dirt, grime, and even cleaning residues can build up, dulling your floor's finish and compromising its longevity. That’s where hardwood floor deep cleaning comes into play. By learning how to deep clean your hardwood floors like a pro, you can restore their shine and preserve their charm for years to come. In this guide, we’ll walk you through everything you need to know about deep cleaning hardwood floors, whether you’re tackling it yourself or considering professional deep clean services for wood floors. Step 1: Prepare the Floor Before diving into the deep cleaning process, it’s essential to prep your hardwood floors properly. Follow these steps: Step 2: Choose the Right Cleaning Method Hardwood floors come in various finishes, such as polyurethane, oil-based, or waxed. Understanding your floor’s finish is crucial because it determines the appropriate cleaning products and techniques. Step 3: Begin the Deep Cleaning Process Now that your floor is prepped and you’ve chosen the right cleaning solution, it’s time to deep clean: Use a microfiber mop or a soft cloth mop that is slightly damp, not soaking wet. Excess water can seep into the wood, causing warping or damage. Work in small sections, rinsing the mop frequently to avoid spreading dirt around. For stubborn stains or spots, apply a bit of your cleaning solution directly to the area and gently scrub with a soft cloth or sponge. Avoid steel wool or rough pads that could scratch the surface. After cleaning, immediately dry the floor using a clean, dry microfiber cloth. This step is essential to prevent water damage and ensure a streak-free finish. Step 4: Restore the Shine Using a dry microfiber pad or a buffing machine, gently buff the floor to enhance its shine. This step also helps to remove any lingering streaks or residues. For floors with a polyurethane finish, consider applying a water-based polish to enhance the sheen and provide an extra layer of protection. For waxed floors, a fresh coat of wax can restore their rich, glossy look. Be sure to follow the manufacturer’s instructions for application and drying times. If your floors still appear dull or heavily scratched, professional deep clean services for wood floors can provide specialized treatments, such as buffing and recoating, to rejuvenate the surface. Step 5: Maintain Your Floors Deep cleaning your hardwood floors is a significant step in their care, but regular maintenance is just as important to keep them looking pristine. Here are some tips to maintain your floors between deep cleanings: Why Consider Professional Services? While DIY methods are effective, professional deep clean services for wood floors offer advantages that can’t be overlooked. Professionals use advanced equipment, like high-powered buffers and specialized cleaning solutions, to remove deeply embedded dirt and restore your floors to their original beauty. Additionally, they can assess your floors’ condition and recommend treatments to prolong their lifespan, such... --- ### Kitchen Countertops: Comparing Granite, Quartz, and Marble - **URL:** http://bayareahomeconstruction.com/kitchen-countertops-comparing-granite-quartz-and-marble/ - **Published:** 2024-12-27 - **Modified:** 2025-03-05 - **Author:** Bay Area Home Construction **Categories:** Uncategorized Choosing the right material for your kitchen countertops involves balancing style, durability, maintenance, and cost. Among the most popular options, granite, quartz, and marble stand out for their unique qualities. Each material has its own strengths and weaknesses, making it essential to understand their characteristics before making a decision. Whether you are collaborating with a custom countertops fabricator or exploring ready-made options, the choice of material can significantly influence your kitchen's appeal and usability. Granite: Natural Beauty with Timeless Durability Granite has long been a favorite choice for homeowners seeking a luxurious yet durable kitchen countertops. As a natural stone, each slab of granite boasts unique veining and patterns, ensuring no two countertops look exactly alike. This makes granite ideal for those who appreciate individuality in their home design. One of granite’s primary advantages is its strength. It resists scratches, heat, and general wear and tear, making it suitable for busy kitchens. If you love cooking, granite’s ability to withstand hot pans without damage is a major benefit. However, sealing is a necessity. Granite is porous, which means it can absorb liquids and stain if not properly maintained. Sealing your countertop once a year is a small trade-off for its longevity and beauty. Granite countertops are available in a wide range of colors, from deep blacks and whites to exotic blues and greens. A custom countertops fabricator can help you select and cut a slab that fits your kitchen’s dimensions perfectly. Quartz: Engineered for Versatility and Low Maintenance Quartz countertops, unlike granite and marble, are engineered rather than quarried. Composed of around 90-95% natural quartz crystals bound with resins and pigments, quartz countertops combine the beauty of natural stone with enhanced durability and consistency. One of quartz’s standout features is its non-porous surface. This makes it highly resistant to staining and bacterial growth, an advantage for families who prioritize hygiene. You won’t need to worry about sealing quartz countertops, as they are virtually maintenance-free. A simple wipe with mild soap and water keeps them looking fresh. Quartz is also incredibly versatile in terms of design. Since it’s man-made, quartz countertops are available in a wider range of colors and patterns than natural stones. Whether you prefer a sleek, modern aesthetic or the appearance of natural stone, quartz offers options to suit your style. It is often the go-to choice for homeowners working with a custom countertops fabricator, as it allows for precise tailoring to fit unique layouts and preferences. However, quartz isn’t entirely heat-proof. Placing hot pots or pans directly on the surface can cause damage, so always use trivets or heat pads. Marble: Elegance with a Touch of Sophistication Few materials can rival the elegance and classic appeal of marble. Known for its luxurious appearance and smooth, cool texture, marble has been a preferred material for centuries. Its soft veining and natural brightness add a sense of refinement to any kitchen. Marble is an excellent choice for bakers and chefs, as its cool surface is ideal for rolling dough... --- ### Testing - **URL:** http://bayareahomeconstruction.com/testing/ - **Published:** 2024-11-18 - **Modified:** 2024-11-18 - **Author:** Bay Area Home Construction **Categories:** Uncategorized test --- ### Marble Kitchen Countertops: Pros and Cons to Consider for Your Kitchen - **URL:** http://bayareahomeconstruction.com/marble-kitchen-countertops-pros-and-cons-to-consider-for-your-kitchen/ - **Published:** 2024-10-15 - **Modified:** 2024-10-15 - **Author:** Bay Area Home Construction **Categories:** Uncategorized Your countertops not only serve as the primary work surface in your kitchen but also significantly impact its overall aesthetic. While there are several material options available—granite, quartz, and laminate—marble kitchen countertops stand out as a luxurious and elegant choice that has been admired for centuries. But is marble the right material for your kitchen? Let's explore the pros and cons to help you make an informed decision. The Allure of Marble Kitchen Countertops Marble countertops are revered for their classic beauty and timeless appeal. Whether you are a fan of bright, modern kitchens or you prefer a more traditional, warm space, marble offers a versatile and attractive option. The natural veining of marble, which varies from slab to slab, makes each countertop unique—truly one-of-a-kind. x Pros of Marble Kitchen Countertops But beyond its undeniable aesthetic appeal, there are several other reasons why you might consider marble for your kitchen. However, marble is not without its drawbacks, especially when it comes to durability and maintenance. Below, we dive into both the advantages and disadvantages of marble kitchen countertops to help you decide if they are the right fit for your home. Aesthetic Appeal One of the top reasons homeowners choose marble is its luxurious look. The material exudes elegance, with its smooth texture and unique veining patterns creating a sophisticated appearance in any kitchen. Marble is available in various shades, including white, grey, black, and even pink, which allows homeowners to match their countertops with different kitchen designs. If you're searching for "kitchen countertops near me" and want something that adds a touch of luxury, marble is a top contender. Heat Resistance Marble is naturally resistant to heat, which is a valuable feature in any kitchen. Whether you’re setting down a hot pot or working near the stovetop, you don’t have to worry about the countertop being damaged by high temperatures. This heat resistance makes marble an excellent option for avid home cooks or those who enjoy baking, as it remains cool to the touch even after prolonged use in a busy kitchen. Unique Natural Patterns Each slab of marble is different, so no two countertops will ever look exactly the same. The distinctive veining and patterns in marble are a result of impurities trapped in the stone as it forms, creating an aesthetic that is both organic and sophisticated. These patterns give the material a truly artistic quality that cannot be replicated by engineered stone or laminates. Increase in Property Value Choosing marble kitchen countertops can also add value to your home. Since marble is associated with luxury and high-end design, potential homebuyers often see marble countertops as a desirable feature. If you’re considering a remodel and thinking about future resale value, marble countertops can make your kitchen more attractive to buyers, especially when they're searching for "kitchen countertops near me" that elevate the space. Long-Lasting Material With proper care, marble can last for decades, making it a long-term investment in your home. Here, Scheerer incorporated a custom island painted in a bright pea green, a tint that’s picked up in the John Derian decoupaged trays on the wall and in the charming botanical wallpaper above the cabinets. 2Key Lime Green CabinetsAnnie SchlechterTalk about putting some spring in your step…or, in the case of this happy alcove bar designed by Gary McBournie, in your tipple! In this sprawling Beverly Hills manse, the designer (who cites orange as his favorite color) didn’t hold back when it came to exuberant green hues. Here, Benjamin Moore’s Shades of Spring coats the upper and lower cabinets, while a matching wallpaper by Peter Fasano covers the rest of the nook. 3Olive Green CabinetsTim LenzThis deep green island and its matching cabinets (painted in Behr’s Russian Olive) set the scene in what our writer called the most “romantic eat-in kitchens south of 14th Street.” Homeowner and designer Augusta Hoffman tells us: “I’m still pushing myself to expand my colors! The designers wanted to bring nature’s magic into the cooking space too, so they created a luminous green mosaic backsplash and added a lacquered island to match. Its shiny texture reflects light and all of those woodsy views. 8Spring Green IslandChristopher StarkWhen Nozawa first set eyes upon the kitchen in this recent Bay Area project, the entire space was painted in a dusty shade of blue. “As a result the space was dark and heavy feeling,” she tells us. The solution? To douse the space in white and paint the central island a fresh shade of green. The developer’s “bring the outside in” approach and midcentury modern style have made his homes across California—and, more rarely, elsewhere—covetable in a way that borders on mania. Peter and Kimberly Shenk, both Air Force veterans, became enamored of Eichler in 2013, when they bought a midcentury-style, flat-roofed house in Denver designed in an Eichler-like manner. Fresh off several years of living in Hawaii, where they renovated a home, they appreciated their Denver house’s airy quality and its clean lines, but it was a turnkey house and didn’t need any updates. The couple renovated the entire home themselves, adding several windows to maximize natural light inside. The dining table and chairs are from Scandinavian Designs, and a light fixture original to the home hangs above. The Shenks and their daughter in the home’s atrium, which came with a switch-activated retractable roof. “The dream was to, one day, retire [and] move out to California and own an Eichler,” says Kimberly. But the couple didn’t have to wait for retirement: The opportunity came much sooner than they expected. When they decided to move to California’s Bay Area toward the end of 2014, in part to be closer to family, the couple downsized from 1,700 square feet in Denver to a 600-square-foot apartment in Sunnyvale and immediately started searching for a home to buy. They found themselves priced out, despite making offers from San Jose to Walnut Creek, and finally ended up looking in Marin County. The area clicked for them, but didn’t seem logistically feasible. “Marin felt like this very future destination, because that’s not necessarily the best location when you are trying to commute to work on the peninsula and in [San Francisco],” says Kimberly. But Marin County’s natural beauty and easy access to the outdoors had a magnetic pull, so they decided to let go of any reservations about distance and convenience and focus solely on finding a home in the area. When the Shenks first saw the home, it was in a bad way. As there wasn’t much to preserve, they tore the interiors down to the studs and rebuilt the house according to their vision. The light fixtures are original to the home. Heath Ceramics vases provide a pop of color, and a Fellow kettle rests on the stove. In mid-June of 2015, a realtor with whom they’d just begun to work mentioned he’d soon be selling a circa-1961, never-been-touched, one-owner Eichler that was having an estate sale ahead of time: Would they want to go check it out and get the lay of the land? It was bordered by the Sleepy Hollow Divide preserve, had 100-foot Monterey pines in the yard, and was, after all, an Eichler. They said yes. As they arrived at the estate sale, it quickly became clear that other visitors were there as prospective buyers, too—but the home was in ghastly condition.... --- ### Miracle Method Adds Second Tampa Location, Expands Service - **URL:** http://bayareahomeconstruction.com/miracle-method-adds-second-tampa-location-expands-service/ - **Published:** 2024-07-27 - **Modified:** 2024-07-27 - **Author:** Bay Area Home Construction **Categories:** Home Remodeling [ad_1] Tampa, Florida, April 03, 2019 (GLOBE NEWSWIRE) -- The largest kitchen and bathroom refinishing company in North America, Miracle Method® Surface Refinishing, announces a new franchise in Tampa, Florida owned by Mike and Dena Shoemaker. It’s understandable! For years and years, everyone has been saying that brown wood cabinets feel too boring or dated. This year, though, our inboxes have been flooded with trend report after trend report saying that stained wood cabinets might be making a comeback, and you know what? We’re inclined to agree! Take this stylish set-up in Bambi Costanzo’s West Virginia cottage, for example. We love how the wood adds some much needed warmth to the all-white kitchen. Designers are seeing it too, as clients are trying to work with their existing cabinets or outright asking for wood. “We can’t wait to use a darker wood stain or walnut finish on cabinetry, beams, and other accents around the kitchen,” says Texas-based designer Shelby Van Daley. According to state law, bids exceeding $500 require individuals to obtain a contracting license through CSLB. According to CSLB, these false contractors accepted bids ranging from “$1,400 to $25,000” for jobs including “interior painting, bathroom remodeling, driveway replacement, and artificial turf installation.” During the investigation, CSLB said six of the 14 individuals also demanded “excessive” down payments before beginning their work. Under state law, contractors cannot charge more than 10% of the project’s entire bid, which the false contractors did not abide by. Twelve of the 14 individuals are facing additional charges for advertising construction services “without having the necessary license,” CSLB said. According to state law, individuals are required to mention that they do not have a license and cannot accept construction bids higher than $500 without a license, which the false contractors did not do. CSLB said that engaging in contracting work without a license is a misdemeanor offense that can result in fines of up to $15,000 and jail time. One of the 14 false contractors cited failed to appear in court for prior grand theft convictions, including illegal contracting. CSLB said this individual could face a second conviction penalty, “resulting in higher fines and confinement of up to 90 days in county jail.” [ad_2] Source link --- ### Top Middle Eastern Restaurants in the Bay Area - San Francisco Chronicle - **URL:** http://bayareahomeconstruction.com/top-middle-eastern-restaurants-in-the-bay-area-san-francisco-chronicle/ - **Published:** 2024-07-27 - **Modified:** 2024-07-27 - **Author:** Bay Area Home Construction **Categories:** Home Addition [ad_1] Top Middle Eastern Restaurants in the Bay Area  San Francisco Chronicle [ad_2] Source link --- ### 8 Home Remodeling Projects to Boost Your Property Value in San Francisco - Redfin Blog - **URL:** http://bayareahomeconstruction.com/8-home-remodeling-projects-to-boost-your-property-value-in-san-francisco-redfin-blog/ - **Published:** 2024-07-26 - **Modified:** 2024-07-26 - **Author:** Bay Area Home Construction **Categories:** Home Remodeling [ad_1] 8 Home Remodeling Projects to Boost Your Property Value in San Francisco  Redfin Blog [ad_2] Source link --- ### California Regulators Ban Gas Appliances In San Francisco Bay Area - Washington Free Beacon - **URL:** http://bayareahomeconstruction.com/california-regulators-ban-gas-appliances-in-san-francisco-bay-area-washington-free-beacon/ - **Published:** 2024-07-25 - **Modified:** 2024-07-25 - **Author:** Bay Area Home Construction **Categories:** Home Remodeling [ad_1] California Regulators Ban Gas Appliances In San Francisco Bay Area  Washington Free Beacon [ad_2] Source link --- ### A Midcentury Bay Area Abode Gets a Japandi-Inspired Renovation - Architectural Digest - **URL:** http://bayareahomeconstruction.com/a-midcentury-bay-area-abode-gets-a-japandi-inspired-renovation-architectural-digest/ - **Published:** 2024-07-25 - **Modified:** 2024-07-25 - **Author:** Bay Area Home Construction **Categories:** Kitchen Remodeling [ad_1] A Midcentury Bay Area Abode Gets a Japandi-Inspired Renovation  Architectural Digest [ad_2] Source link --- ### The best home contractors in the Bay Area - SFGATE - **URL:** http://bayareahomeconstruction.com/the-best-home-contractors-in-the-bay-area-sfgate/ - **Published:** 2024-07-25 - **Modified:** 2024-07-25 - **Author:** Bay Area Home Construction **Categories:** Bathroom Remodeling [ad_1] The best home contractors in the Bay Area  SFGATE [ad_2] Source link --- ### Apple, Partners Launch $50M Bay Area Housing Fund - Globe St. - **URL:** http://bayareahomeconstruction.com/apple-partners-launch-50m-bay-area-housing-fund-globe-st/ - **Published:** 2024-07-25 - **Modified:** 2024-07-25 - **Author:** Bay Area Home Construction **Categories:** Home Addition [ad_1] Apple, Partners Launch $50M Bay Area Housing Fund  Globe St. [ad_2] Source link --- ### 49 garage conversion ideas to add more living space to your home - lovePROPERTY - **URL:** http://bayareahomeconstruction.com/49-garage-conversion-ideas-to-add-more-living-space-to-your-home-loveproperty/ - **Published:** 2024-07-25 - **Modified:** 2024-07-25 - **Author:** Bay Area Home Construction **Categories:** Garage Conversion [ad_1] 49 garage conversion ideas to add more living space to your home  lovePROPERTY [ad_2] Source link --- ### Is Buying A Fixer Property In San Francisco A Good Idea? - **URL:** http://bayareahomeconstruction.com/is-buying-a-fixer-property-in-san-francisco-a-good-idea/ - **Published:** 2024-07-24 - **Modified:** 2024-07-24 - **Author:** Bay Area Home Construction **Categories:** Home Remodeling [ad_1] I've bought two fixers in Golden Gate Heights, the best neighborhood with the most upside potential in San Francisco in my opinion. You might be wondering whether buying a fixer property in San Francisco is a good idea as well. Let me share my experience. In addition to buying two fixers in San Francisco, I've also built a new bathroom in another property in the Marina district before I sold it. Buying a fixer is one of the most profitable ways to make money in real estate. It's all about converting sweat equity that few want to do. It's either that, or people simply doesn't have vision to create. You always want to expand your property's livable space for maximum returns. If you have time, patience, connections, and want to make money, buying a fixer property in San Francisco is a good idea. Buying a fixer is one way to potentially get a better deal as most people are lazy and don't want to spend time or money fixing up a home. However, you certainly need to have a vision, a contractor, some knowledge, and a lot of patience if you plan to remodel a property. Pros Of Buying A Fixer Upper In San Francisco Lower price: Homes that require some updating tend to be priced lower, and many renovations can quickly add value to your home. Creative control: When you’re the one in charge of updating your home, you can customize it however you choose. Tax incentives: Many renovations you do to your home can be dedicated from the overall property value when you sell your property, which will reduce the amount owed in capital gains taxes (Disclaimer: We are not accountants! Make sure to check with your professional CPA before embarking on your renovations to ensure accurate tax planning). Unique finds: San Francisco has many historical homes in need of repair that could make your fixer-upper the most unique home on the block. Staying in budget: Purchasing home at a price that is lower than the market average may be necessary for your budget. Purchasing a fixer-upper allows you to buy a house you can afford, and then you can take your time to save for the costs of fixing it up. Cons Of Buying A Fixer Upper In San Francisco Delayed move-in: The planning and work involved to fix it up can significantly delay your move-in date. Building permits: All cities require permits for major home renovations, but San Francisco in particular has several building codes that need to be followed due to the number of historic homes and neighborhoods. There has been some corruption issues in the Department of Planning from 2010 – 2021 so far. Time: Any renovation project is going to take up a significant amount of your time, and can almost be like having a full-time job when all is said and done. Massive stress: Make no mistake about it, making a fixer a beauty can and will be one of the... --- ### These tech startups are reconfiguring the home remodeling industry - **URL:** http://bayareahomeconstruction.com/these-tech-startups-are-reconfiguring-the-home-remodeling-industry/ - **Published:** 2024-07-23 - **Modified:** 2024-07-23 - **Author:** Bay Area Home Construction **Categories:** Home Remodeling [ad_1] As lumber and other building material costs soar, so are homeowners' demands for renovations. But more than ever before, those with the remodeling itch have a bevy of tech-focused services that can help streamline the process. The startup Outfit, for one, is digging into the DIY process for consumers who are brave enough to take blueprints into their own hands."We're helping homeowners really tackle projects around the house that don't really require a contractor or they can knock out in a specific weekend. But they really need some of the support when it comes from picking out those materials — kind of curating them to make sure the design kind of comes out all right," Outfit founder and CEO Ian Janicki told CBSN. "And I think that's what gets me up in the morning. I think that's what gets the team really revved up because the team is almost exclusively ex-architects as well." Janicki, who launched his company early this year, is tapping into an expanding home remodeling market. According to the Joint Center for Housing Studies at Harvard University, the industry saw a "boon" in business despite the pandemic, with estimated spending last year of about $419 billion and projected 2021 spending of $433 billion. Integrating renovationEano founder and CEO Stella Wu is also capitalizing on the growing market, but on the flip side. She's building an integrated home renovation service for those with no interest in DIY projects. Wu was inspired to launch her startup in 2019 after a stressful experience in trying to build an "ADU," or accessory dwelling unit, on her property. "I wanted to combine all those individual contractors and also individual architects, combining all the resources together and then provide… like a one-stop experience for people who want to renovate their home or build an ADU themselves," Wu told CBSN.  It's a remodeling trend that the pandemic may be accelerating, and Wu is seeing the demand firsthand particularly in the San Francisco Bay Area. Wu said homeowners want to create more space for home offices or even make passive income from renters. She said her marketplace for home renovations aims to build customers' trust."We take care of all the hassles, we provide that kind of technical project management softwares to help them streamline the entire experience," Wu explained. The change expands the county’s existing online system (marinbuildingpermits.org) for property owners or their contractors to apply for and track permits for minor single-family-home improvements such as new roofs, window replacements, new siding, rooftop solar arrays, energy storage systems and limited maintenance. Such online applications account for about 80% of annual permit filings at the county Community Development Agency’s Building and Safety Division, according to the Tuesday announcement. The online system was first launched in 2016. “We anticipate that percentage will increase since we added this self-serve instant option for minor non-structural kitchen and bathroom remodels,” agency Deputy Director Bill Kelley said in the news release. “That is a popular home improvement for Marin property owners, and I imagine it will be well-received. It should be a nice time-saver.” To qualify for the click-to-issue permits, the kitchen and bathroom project must be of 400 square feet or smaller, the county said. And all of a home’s remodeling projects within a 36-month span must be 40% or less of the total floor area of the dwelling. The system helps applicants calculate those figures. The agency’s permit center and customer service counter are open for dropping off or picking up applications and permits for larger construction projects. Hours are 8 a.m. to 4 p.m. Monday through Thursday and 8 a.m. to noon Friday. The center phone number is 415-473-6550. This fund, which will make targeted, favorable loans to advance affordable housing development, is part of Apple’s broader $2.5 billion commitment to address housing affordability in communities across California. “We believe everyone deserves a place to call home, and we’re proud that Apple’s $2.5 billion initiative is supporting more affordable housing options across the state,” said Kristina Raspe, Apple’s vice president of Global Real Estate and Facilities. “Increasing access to safe and affordable housing is essential for thriving communities here, and we’re excited to help launch the Bay Area Housing Innovation Fund as part of our long-term commitment to our home state.” With an initial $50 million investment, the Bay Area Housing Innovation Fund will support four projects in the greater San Francisco Bay Area, creating more than 400 homes within the next two years. Using proven methods, the fund is uniquely focused on removing barriers that affordable housing developers frequently encounter in order to deliver high-quality units faster and for significantly less than current industry averages. “We cannot effectively address the homelessness and affordability crises in the Bay Area if we continue building and funding affordable housing in the same way,” explained Rebecca Foster, CEO of the San Francisco Housing Accelerator Fund, which will manage the new fund. “We must think outside the box to significantly reduce costs and timelines. This fund is designed to showcase what is possible when we have clear goals, a shared commitment to meet these targets, and a simplified financing structure. We’re so grateful to Apple for helping to anchor this fund and bringing their innovative thinking to this important community work.” Next week, Mercy Housing will celebrate breaking ground on a new affordable development in San Francisco’s Mission District, marking the Bay Area Housing Innovation Fund’s first project to begin construction. The project will provide 145 units of permanent supportive housing for seniors experiencing or at imminent risk of experiencing homelessness. The fund’s anticipated second project is expected to break ground in Santa Cruz later this year. It’s up to now selling more than 10 projects a month with an average project price of around $30,000, according to Dickey.  How it works Made Renovation essentially handles a bathroom remodel project on behalf of a homeowner from start to finish. Eventually, the startup will expand to other markets with a supply-demand imbalance, but for now it’s only focused on the Bay Area. “Not only do we handle everything for customers from design and architecture to procuring materials and pulling permits, we also match them with a contractor and then oversee the project to make sure it goes smoothly,” Dickey said in a phone interview. Made Renovation also claims to perform a bathroom remodel more affordably than if a homeowner worked directly with a general contractor. Many contractors might be reluctant to take on a smaller project due to the lower profit margin. Dickey himself said he called 30 to 40 contractors when working on a small bathroom remodel. But it was tough to find anyone considering that a higher cost of living has pushed out many contractors. “People wouldn’t return my calls, or said they only would take projects with a $100,000 to $200,000 minimum,” he said. “We’ve also had customers who were quoted $75,000 for a 40-square-foot bathroom, which amounts to nearly $2,000 a square foot. We offer a guaranteed fixed price, which customers appreciate because they don’t have to worry about project overruns.” Niche focus Eventually, the 15-person startup may branch out, but for now it is “happy being bathroom experts.” “Customers like knowing that we specialize in bathrooms,” Dickey told Crunchbase News. In conjunction with the seed funding, Made Renovation also unveiled today a bathroom design showroom at 2108 Chestnut Street in San Francisco where “people can visualize their bathrooms with virtual reality.” The company plans to use its new capital to grow its delivery and technology teams. “For us, it’s mostly process automation,” Dickey said. “You can think of us a construction firm that churns out a high volume of relatively similar projects. Since the bathrooms we’re doing have similarities, our customers can save money.” For TJ Nahigan, co-founder and managing director of Base10 Partners, Made Renovation “is creating a 10 times better solution to the status quo” in the multibillion-dollar renovation... --- ### A Neglected Bay Area Home Finally Gets Its Moment in the Sun - **URL:** http://bayareahomeconstruction.com/a-neglected-bay-area-home-finally-gets-its-moment-in-the-sun/ - **Published:** 2024-07-21 - **Modified:** 2024-07-21 - **Author:** Bay Area Home Construction **Categories:** Kitchen Remodeling [ad_1] Bay Area architect Henry Higby Gutterson’s houses have always been unorthodox—but not in the way you might think. While the early-20th-century architect’s more famous contemporaries—Julia Morgan, Bernard Maybeck, John Hudson Thomas—were creating homes that had rustic, woody features with sleek lines and a machine aesthetic, Gutterson was looking to English Tudors, Irish cottages, French Beaux Arts, and Swiss chalet for inspiration. Rather than mimic his Californian comrade’s work, or create pastiches of these European styles, he combined the two into something else entirely. The houses weren’t particularly radical, but were well-proportioned and livable, befitting to residents and the surrounding landscape, the kind of architecture that might only be appreciated with the passage of time—and the right eyes. So when an art collector living in Singapore set foot in a 1936 Gutterson house overlooking the San Francisco Bay with his new wife, the seaside abode’s mahogany ceiling beams, French Tudor–style detailing, and California-modern materiality completely captured their hearts. The couple purchased the house as a summer getaway for their family of five in 2018. Laure JolietWhile the house’s charm had withstood the test of time, some significant reconfigurations were required to bring it up to snuff in the 21st century. The dining room was raised on a platform, which necessitated people bending down to see the view below. Upstairs, the primary bedroom suite and attic layout could be better optimized with a bigger closet area and more usable nooks. A more worrying discovery: Down in the basement, a newly discovered natural spring that runs through the property had wreaked havoc on the walls and flooring. The couple enlisted architect Ani Wade, principal at the Northern California firm Wade Design Architects, and local interior designer Lauren Geremia to transform the space. At their first walk-through with the clients, “I walked in, looked up, and my jaw dropped,” Wade recalls. “The ceiling of that space felt like the hull of a boat that’s been put upside down, with this warm wood, and sprawling beams and boards and trusses. It’s as if you’re about to be pulled away to the water any moment.” (No surprise, Gutterson was an avid sailor.) It was obvious to both parties that the ceiling would remain intact. But ultimately, little else did. “The ceiling of that space felt like the hull of a boat that’s been put upside down.”Wade’s team got to work. They unified the dining area and the living room, they lowered the dining area to connect better to the view, and they installed a new steel stairway that would unite the second-level primary suite with the attic. The most important order of business, though, was to make the home connect better to the views and the surrounding landscape. In other words? More windows. “This home has 180-degree views, with the Golden Gate Bridge on your left, Mount Tamalpais on your right, and Sausalito straight across,” Wade explains. “Tragically, much of that went unseen behind walls.” Original to the house were four diamond-shaped lead windows from... --- ### Is the Bay Area on the verge of a housing construction slowdown? - **URL:** http://bayareahomeconstruction.com/is-the-bay-area-on-the-verge-of-a-housing-construction-slowdown-3/ - **Published:** 2024-07-21 - **Modified:** 2024-07-21 - **Author:** Bay Area Home Construction **Categories:** Bathroom Remodeling [ad_1] The Bay Area, already one of the most difficult and expensive places in the nation to build new homes, is being buffeted by a turbulent economy that’s creating even more challenges for a region reeling from a housing affordability crisis. The headwinds are plenty: Higher interest rates for construction loans. Rising labor and material costs. Slowing demand from homebuyers squeezed by more expensive mortgages. And fears of a looming recession as cities continue to recover from the pandemic. That’s all raising the specter of a widespread housing construction downturn.“There already is a slowdown, but I think it will magnify itself in 2023,” said Ken Rosen, chair of UC Berkeley’s Fisher Center for Real Estate and Urban Economics. “A lot of developers may put projects on hold until construction costs come down.”The decline threatens to thwart the Bay Area’s effort to meet its state-mandated goal of approving more than 441,000 homes of all income levels over the next eight years, representing a roughly 15% increase in the region’s housing stock. Already, most cities and counties haven’t come close to meeting their individual targets for low- and middle-income homes in past decades. And housing experts and advocates contend that chronic underproduction — in part because many local officials have sought to limit growth — is at the root of the region’s astronomical rents and home prices.Mathew Reed, policy director with Silicon Valley pro-housing group SV@Home, said the mounting economic uncertainty will require officials at all levels of government to remove barriers to development and unlock more money for desperately needed affordable homes.“Because there are ongoing challenges, there’s a lot we can do that’s going to be critical in the longer term,” Reed said.Signs of a homebuilding decline are already clear. From the start of last year through November, the San Francisco metro area — which includes the East Bay and Peninsula — permitted just over 10,000 homes, a 16% decline from the same period in 2021, according to U.S. Census Bureau data. The San Jose metro area, which has seen a spate of new housing planned for its urban center, actually saw permits increase from around 4,000 to 6,000 new units. But just because projects have construction permits, that doesn’t automatically mean they’ll be built. In San Francisco, for instance, some large permitted housing developments have reportedly been stalled for multiple years.Meanwhile in Concord, a 16,000-unit megaproject still in the planning stages is on hold after the developer asked the city to approve the addition of about 3,000 more homes to offset growing costs.“You have deals going to the sidelines because of interest rates,” said Chris Neighbor, president of SummerHill Homes, which develops houses, condos and apartments throughout the South Bay.The rising cost of borrowing has sent typical mortgage rates doubling over the past year, to 6.3% last week, boosting monthly home payments by thousands of dollars and pushing many would-be buyers out of the market. In turn, developers are increasingly pulling back on new single-family homes and condos. On top of that, financing projects has become... --- ### Apple, Partners Launch $50M Bay Area Housing Fund - **URL:** http://bayareahomeconstruction.com/apple-partners-launch-50m-bay-area-housing-fund/ - **Published:** 2024-07-21 - **Modified:** 2024-07-21 - **Author:** Bay Area Home Construction **Categories:** Home Addition [ad_1] "We cannot effectively address the homelessness and affordability crises in the Bay Area if we continue building and funding affordable housing in the same way," said Rebecca Foster, CEO of the San Francisco Housing Accelerator Fund, which will manage the new Bay Area project."We must think outside the box to significantly reduce costs and timelines. Charles "Todd" Hill, 58, of Los Gatos was the star of HGTV's "Flip It to Win It" and was indicted in 2019 after the district attorney's office investigated a series of frauds reported during and before the show's run. In another, prosecutors said he created a Ponzi scheme to use investors' money on a lavish lifestyle instead of buying homes, creating fake balance sheets to cover his tracks. (Randy Vazquez/Bay Area News Group) Jory Segal has been dreaming of remodeling her 2,700-square-foot San Jose home for years. The 68-year-old longed to brighten her living space and gussy up her kitchen and bathrooms with trendy upgrades, but it took time to decide on the perfect design. Just last week, after a six-month project, she finally completed her renovation. “I’m not embarrassed to have people come over anymore,” says Segal with a big sigh. She opened up the kitchen and dining room, updated her windows and appliances and picked out a chic “leathered” black granite with dazzling swirls of brown and rust for her kitchen countertops. “After 25 years, everything gets dated. Now, I love it. It’s gorgeous and amazing. I got just what I wanted.” She’s got lots of company. The San Jose and San Francisco metro areas were tops in the nation last year for the amount spent on renovations, with San Jose and San Francisco spending a median of $25,000, according to a survey of 140,000 Houzz users released this month by the home remodel website. In its report, Palo Alto-based Houzz includes the full range of home renovations, from small DIY-projects to full house remodels, as long as they don’t add any square footage. Last year’s median in San Jose and San Francisco is slightly less than the $30,000 median spent in San Jose in 2017, but it’s still higher than the national median of $15,000. The two metro areas have come in first and second in the nation since 2015, the first year Houzz tracked the data. At the higher end of the spectrum, the top 10 percent of spenders nationally forked over a median of $80,000 in 2018, according to the Houzz report. The National Association of the Remodeling Industry estimates the median cost of remodeling at $25,000 for a bathroom to $200,000 for a whole house renovation, according to a 2018 survey that includes additions to houses. “Pent up demand continues to be the biggest trigger for renovations today,”  says Nino Sitchinava, Houzz principal economist. “Homeowners in the Bay Area wait a long time to find the right house. When they finally have it, they want to make it their dream home. They want a certain quality of life. Silicon Valley is the engine of the U.S. economy. That’s why the spend here is significantly higher than in the rest of the country.” Another factor pushing up the price of renovations is the rising cost of construction. The Bay Area is now the most expensive place in the world to build, according to a recent report from UK-based consultant Turner & Townsend. Then I tried renovations. - **URL:** http://bayareahomeconstruction.com/selling-a-tampa-bay-house-was-supposed-to-be-easy-then-i-tried-renovations/ - **Published:** 2024-07-19 - **Modified:** 2024-07-19 - **Author:** Bay Area Home Construction **Categories:** Bathroom Remodeling [ad_1] In 2014, I used an inheritance from an uncle to buy a house near our St. Petersburg home. Prices were still recovering from the 2008 crash, and I got a pretty deal good on a three-bedroom, two-bath house that, though stuck in the ’50s, was perfectly livable and seemed like a good investment.By last December, the tenants had moved on, housing prices were at record highs and inventory was tight. I figured it would be a great time to sell. After covering real estate for the Tampa Bay Times, I also thought I knew something about getting a house fixed up and ready to go on the market.Ha. Look up “naive’' in the dictionary and there I am.Over the past four months, I’ve learned that renovations, while never easy, are even more migraine-inducing during a global pandemic with its supply shortages, shipping delays and social distancing requirements. And while I was grateful to all the contractors, installers, and others who continued to work despite the threat of COVID-19, I was also thankful that I was retired and had the time to deal with a seemingly endless series of calls, texts, appointments and reschedulings. It began so blissfully at Ikea. “Let us design a kitchen for you!” urged the sign as I wandered through the store’s Tampa showroom, admiring the sleek Scandinavian style cabinetry and fixtures. While I love all things mid-century, I knew a house built in 1957 needed a complete overhaul — the kitchen still had the original General Electric wall oven and the bathrooms were tiled in pink and forest green.I paid $75 for an Ikea contractor to come out and measure in early January. “When can you start?” I asked.“You’ll have to get this demolished first,’' he replied, sweeping his arm around the kitchen. Silly me, I had assumed that Ikea handled the renovations from start to finish. In fact, all it does is install the cabinets and countertops after the space has been gutted and prepped by someone else. The kitchen had the original pink General Electric stove. [Susan Taylor Martin] [ . ]It took a bit of work, but this is how the kitchen turned out after the remodel. [Suisan Taylor Martin] [ . ]Thus began my search for a remodeling contractor. The first fellow who showed up spent more than an hour measuring the kitchen, then prepared to leave.“What about the bathrooms?” I asked.“Oh,’' he said, “we don’t do bathrooms. Too much trouble.”Next came an estimator who arrived without a mask. Pointing to mine, I gestured for him to put one on and he went through the motions of looking through his car. When it was obvious he had none, I gave him a mask, which he grudgingly looped around his ears and pulled below his nose.Catch up on top stories before rush hourBecome a Times subscriber to get our afternoon newsletter, The RundownWe’ll break down Tampa Bay’s biggest environment, politics, business, education and culture news every weekday. You’re all signed up!Want more of our free, weekly newsletters in your inbox? The US Department of Labor has launched a whistleblower investigation into Apple, in the latest sign of tensions between the famously secretive company and its current and former employees spilling over into public view. (Jane Tyska/MediaNews Group/The Mercury News) CUPERTINO — Apple has launched what it calls a “Bay Area Housing Innovation Fund” that the iPhone maker hopes will help bolster the development of more affordable homes in the region and adjacent areas. The housing innovation fund will make targeted loans with favorable terms to create more affordable residences in the Bay Area and nearby, Apple said. Apple’s $50 million Housing Innovation Fund is part of the tech titan’s wide-ranging commitment to invest $2.5 billion to advance affordable housing efforts throughout California. “We believe everyone deserves a place to call home,” said Kristina Raspe, Apple’s vice president of global real estate and facilities. “Apple’s $2.5 billion initiative is supporting more affordable housing options across the state.” The $50 million to kick off the investments from the Housing Innovation Fund will be used to bolster the financing of four affordable housing projects in the region. Together, the four projects will create more than 400 homes within the next two years, according to Apple. One of the affordable projects will sprout in San Francisco and the other is slated to rise in Santa Cruz. Few details were available on the Santa Cruz affordable housing project, including its precise location. Apple and its partners didn’t immediately provide details on the sites for the remaining two of the four projects. The San Francisco project will create 145 residences in that city’s Mission District while the Santa Cruz project is slated to break ground by the end of this year. Cupertino-based Apple is teaming up with Sobrato Philanthropies, Destination: Home and San Francisco Housing Accelerator Fund to launch the Bay Area Housing Innovation Fund. “We cannot effectively address the homelessness and affordability crises in the Bay Area if we continue building and funding affordable housing in the same way,” said Rebecca Foster, chief executive officer of the San Francisco Housing Accelerator Fund. Apple and its partners are pursuing innovative ways to slash costs and speed up the development process for affordable housing projects. In addition to the Bay Area Housing Innovation Fund’s $50 million endeavor, Apple has now invested more than $1.6 billion to support affordable housing initiatives in California, according to the tech titan. The company’s $1.6 billion effort is assisting affordable housing developers to build or preserve more than 10,000 residential units with more than 90 projects in California, Apple said. Besides its three partners in the Housing Innovation Fund, Apple is working with Housing Trust Silicon Valley, California Housing Finance Agency, United Way of Greater Los Angeles and a number of individual housing developers.
